RESIDENT QUALIFYING CRITERIA

 We are delighted that you are interested in leasing a dwelling in our apartment community. Please see the criteria listed below for qualifying as a resident at our communities.

Criteria
All applicants must be a minimum age of 21 years old. A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants. Spouses must complete separate rental applications. All sections of the application must be completed in full. (When applying online with more than 1 applicant, please do not start individual applications for each applicant. You will be asked to add additional applicants during the online application process.)

The rental application will be reviewed when submitted so we’ll have all information needed to determine your eligibility.

          One Bedroom $150.00
          One Bedroom/Den $200.00
          Two Bedroom $250.00 

Occupancy
 In compliance with the State and Federal law, Upland Residential has developed written Occupancy Guidelines. All persons who propose to reside in the unit must be included in the occupancy calculation as follows:

 One Bedroom = 3 Persons
 One Bedroom/Den = 3 Persons
 Two Bedroom = 5 Persons
 Three Bedroom = 7 Persons

 Requirements

• Each applicant must provide government-issued photo identification and allow it to be photocopied. I.D. is required on day of Move-in..
• Employment and monthly income must be verifiable. Total combined monthly income of all applicants must be 3 times monthly market rent.
• Documentation with proof of income must be provided at the time of application. If an applicant is self-employed, prior year tax return documentation must be provided with proof of an annual income of 3 times a 12 month term. If monthly income cannot be provided, verification of a checking or savings account containing 24 months of market rent must be provided.
• Applicants must have a minimum of one year of verified rental history in good standing. If no rental history or if rental history is less than a year a $200 (No rental history fee applies)
• Guarantors are not accepted, unless an applicant has proof of current registration as a full time student. Applicants who are full time students and do not have sufficient income under paragraph 6 below, may qualify by having the lease guaranteed by a guarantor. The guarantor must have a gross monthly income of at least 6 times the monthly market rent and must meet all other qualifying criteria. The guarantor must complete and sign a lease guarantee agreement. Guarantors maybe held responsible for all of the lease obligations, including the entire rent and other costs, such as damages.

Applicant(s) may be denied occupancy for the following reasons:

• Falsification of application by any applicant
• Incomplete application by any applicant
• Insufficient income (total of all applicants)
• Insufficient, unverifiable and or negative rental history for the prior 12 month period before Application submittal
• Poor credit history of any applicant (credit reports are obtained; previous bankruptcy requires an additional security deposit equal to one month’s rent)
• Any bankruptcies must have been discharged for a minimum of one year and verified with written original documentation.
• Any open bankruptcies will be DENIED for rental.
• Poor rental profile of any applicant with a history of:
• Non-payment or frequent late payment of rent
• Active judgments, evictions or unlawful detainer actions.
•  Collection accounts must be paid off in full and are not to exceed a total of $1500.00.
• Drug use
• Poor housekeeping
• Poor supervision of applicant’s children
• Unruly or destructive behavior by applicant, applicant’s children or applicant’s guests
• Violence to persons or property by applicant, applicant’s children or applicant’s guests

Applicant(s) may be denied occupancy for the following crime related reasons:

A) Felony for the following, even if serving deferred adjudication or case pending:
      NO time limit: 

• Violence, Crime or Injury to Persons
• Sexual Offenses

• Theft of Property, Damage to Property
• Drug Violation & Weapons Offenses

B) Misdemeanor for the following, even if serving deferred adjudication or case pending
      NO time limit

• Violence, Crime or Injury to Persons
• Sexual Offenses

      7 years from completion of sentence,

• Theft of Property, Damage to Property
• Drug Violation & Weapons Offenses.

• Credit reports will only be processed through management’s approved vendor.
• Any disputes you may have regarding the credit reporting information can be disputed with the rental relations department. Phone number to be listed on your adverse action letter.
• Criminal background checks will be performed.

Pet Deposits/Fee’s

        $400 pet deposit/fee, $200 non-refundable for 1^st pet

        $200 pet deposit/fee, $100 non-refundable for 2^nd pet

        $10.00 monthly pet rent

Insurance

Upland Residential requires each resident to maintain Renters Insurance. Renters Insurance may be acquired from the approved carrier for the property or proof of a third party carrier and have the property name and Upland Residential named as additional insured. Proof of Insurance will be required on the day of move-in and must be maintained throughout occupancy.

I ACKNOWLEDGE THAT I HAD AN OPPORTUNITY TO REVIEW THE PROPERTY’S RENTAL SELECTION CRITERIA, WHICH INCLUDES REASONS WHY MY APPLICATION MAY BE DENIED, SUCH AS CRIMINAL HISTORY, CREDIT HISTORY, CURRENT INCOME, AND RENTAL HISTORY. I UNDERSTAND THAT IF I DO NOT MEET THE PROPERTY’S RENTAL SELECTION CRITERIA OR IF I FAIL TO ANSWER ANY QUESTION OR GIVE FALSE INFORMATION, THE PROPERTY MAY REJECT THE APPLICATION, RETAIN ALL APPLICATION FEES, ADMINISTRATIVE FEES, AND DEPOSITS AS LIQUIDATED DAMAGES FOR ITS TIME AND EXPENSE, AND TERMINATE MY RIGHT OF OCCUPANCY.
