RESIDENT QUALIFYING CRITERIA
We are delighted that you are interested in leasing a dwelling in our apartment community. Please see the criteria listed below for qualifying as a resident at our communities.
Criteria
All applicants must be a minimum age of 21 years old. A separate rental application must be fully completed, dated and signed by each applicant and all co-applicants. Spouses must complete separate rental applications. All sections of the application must be completed in full. (When applying online with more than 1 applicant, please do not start individual applications for each applicant. You will be asked to add additional applicants during the online application process.)
The rental application will be reviewed when submitted so we’ll have all information needed to determine your eligibility.
Fee’s:
Application fee(s) $55.00 per person
Administration fee: $150.00
Deposits:
One Bedroom $150.00
One Bedroom/Den $200.00
Two Bedroom $250.00
Occupancy
In compliance with the State and Federal law, Upland Residential has developed written Occupancy Guidelines. All persons who propose to reside in the unit must be included in the occupancy calculation as follows:
One Bedroom = 3 Persons
One Bedroom/Den = 3 Persons
Two Bedroom = 5 Persons
Three Bedroom = 7 Persons

Pets
Aggressive Pet Restrictions do apply *

No more than 2 pets per home allowed
Pet Deposits/Fee’s
$400 pet deposit/fee, $200 non-refundable for 1st pet
$200 pet deposit/fee, $100 non-refundable for 2nd pet
$10.00 monthly pet rent
Insurance
Upland Residential requires each resident to maintain Renters Insurance. Renters Insurance may be acquired from the approved carrier for the property or proof of a third party carrier and have the property name and Upland Residential named as additional insured. Proof of Insurance will be required on the day of move-in and must be maintained throughout occupancy.

I ACKNOWLEDGE THAT I HAD AN OPPORTUNITY TO REVIEW THE PROPERTY’S RENTAL SELECTION CRITERIA, WHICH INCLUDES REASONS WHY MY APPLICATION MAY BE DENIED, SUCH AS CRIMINAL HISTORY, CREDIT HISTORY, CURRENT INCOME, AND RENTAL HISTORY. I UNDERSTAND THAT IF I DO NOT MEET THE PROPERTY’S RENTAL SELECTION CRITERIA OR IF I FAIL TO ANSWER ANY QUESTION OR GIVE FALSE INFORMATION, THE PROPERTY MAY REJECT THE APPLICATION, RETAIN ALL APPLICATION FEES, ADMINISTRATIVE FEES, AND DEPOSITS AS LIQUIDATED DAMAGES FOR ITS TIME AND EXPENSE, AND TERMINATE MY RIGHT OF OCCUPANCY.
